Buying a Home in Navi Mumbai
Navi Mumbai is a planned city developed by CIDCO across the harbour from Mumbai, organised into nodes such as Vashi, Nerul, Kharghar and Panvel. It is known for wider roads, planned sectors and open spaces compared with much of the older city. Two projects have changed its position: the Atal Setu (Mumbai Trans Harbour Link) to South Mumbai, open since January 2024, and Navi Mumbai International Airport, which began domestic flights in December 2025 and international flights in July 2026.

What to watch out for
Each node is quite different — Vashi and Nerul are more established, while parts of Kharghar, Ulwe and Panvel are still developing, with social infrastructure catching up. Check whether the land is CIDCO leasehold and what transfer charges apply, confirm MahaRERA registration for under-construction projects, and judge connectivity by what is operational today. Developers have launched a lot of new supply on the back of the airport, so do not pay a premium simply for an "airport" label — check the actual distance, access road and possession date.

- Jul 2026Navi Mumbai International Airport started international flights on 15 July 2026 (Air India Express to Abu Dhabi first), less than 200 days after domestic flights began on 25 December 2025. By then it had handled over 2.3 million passengers across 46 domestic destinations.
- Q2 2026Navi Mumbai led the region for supply growth: new launches jumped about 54% year on year to roughly 8,500 homes (ANAROCK), while sales across MMR fell about 8%. Plenty of choice — and good reason to compare carefully.
- OngoingAtal Setu has cut the drive to South Mumbai for the Ulwe, Dronagiri and Panvel side; Vashi and Nerul remain the most established nodes for schools, hospitals and markets.

What is CIDCO leasehold and does it matter?▼
Much of Navi Mumbai is on land leased from CIDCO rather than freehold. It affects transfer procedures and charges, so ask for the lease details and check them with your lawyer before you pay a token.
Will the new airport and Atal Setu affect my decision?▼
Both are now open and improve connectivity for many parts of Navi Mumbai, especially Ulwe, Panvel and the southern nodes. The effect on any one building still depends on its exact location and access roads, so visit at the times you would actually travel.
