Buying a Home in Western Suburbs

The Western Suburbs run north along the western railway line — Andheri, Jogeshwari, Goregaon, Malad, Kandivali and Borivali. It is one of the most lived-in parts of Mumbai, with a wide range of homes from older housing societies to newer high-rise towers, and offices, schools, hospitals and malls spread throughout. Borivali also sits beside Sanjay Gandhi National Park. Rail is now backed by a growing metro network: Lines 1, 2A and 7, the fully underground Aqua Line from Aarey to Cuffe Parade via the airport and BKC, and, since April 2026, the first stretch of Metro 9 beyond Dahisar.

What to watch out for

Traffic on arterial roads can be heavy at peak hours, and a lot of supply is redevelopment of older societies. Check MahaRERA registration, the developer’s delivery record, carpet area versus the advertised figure and the society’s redevelopment agreement. East and West of the same station can feel very different, so visit both. The coastal road extension from Bandra to Versova and Dahisar is under construction, with completion targeted for late 2028 — treat it as a future benefit, not a reason to pay more today.

  • Apr 2026Metro 9 opened its first 5.6 km stretch from Dahisar East to Kashigaon (Mira Road), with four stations — extending the metro network north of Dahisar.
  • Oct 2025The Metro 3 Aqua Line opened end to end, from Aarey JVLR via SEEPZ, MIDC, both airport terminals and BKC to Cuffe Parade — a big change for Andheri East and Marol commuters.
  • 2026–2028The coastal road extension from Bandra to Versova, Dahisar and Bhayandar is under construction in seven packages, with the state targeting completion in late 2028.

Which Western Suburb is right for me?▼

Andheri and Goregaon are closer to major office hubs; Malad, Kandivali and Borivali usually offer more space for the budget further north. Your daily commute is normally the deciding factor.

East or West of the station?▼

West sides often have older, more established neighbourhoods; East sides are closer to the Western Express Highway and have many newer towers. Compare the specific building and your route to work rather than the side of the station.

Is buying in a redevelopment project safe?▼

It can be, if the project is MahaRERA-registered and the developer has completed similar projects. Ask for the registration number, check past deliveries and read the society agreement before paying anything.
